Apartment Maintenance Technician (St. Pete Area)

We are looking for someone that has experience in the rental business with daily tickets for repairs to making units ready for rent.

We have many locations in the St Petersburg area.
Need to be a positive team player, self-motivated, ability to work independently. Knowledge of plumbing, electrical, and drywall repairs, and basic troubleshooting for HVAC. (Certification a plus)
Knowledge to make repairs to stoves, frig, and dishwashers.
Must have a clean driver’s license and insurance.
Truck or van to travel between properties and carry supplies.
Mileage reimbursement.
Need own hand tools.

While performing the duties of this job, the employee is regularly required to stand, walk, and sit. The employee is occasionally required to reach with arms, hands, and fingers; climb or balance; stoop, kneel, crouch, or crawl; and smell. Occasionally lifts, carries, positions, or lifts 50 pounds individually and up to 100 pounds with assistance devices (dollies, hand trucks, additional persons).
Also, the job is on call. We have a rotation where you might have it once every 5 or 6 weeks.

Property Manager

  • Ensure that the property is audit ready, i.e. County and state audits
  • Maintain accurate resident records including rents, deposits and application fees received by residents in communication logs.
  • Add applicants in software for screening
  • Oversee move-in and move-out process
  • Show prospective residents’ property
  • Conduct annual/internal audits to ensure compliance with Audits, Tax Credit and Section 8 standards as well as monthly inspections of building and grounds
  • Inspect 120 days to renewals
  • Ensure on time completion of move in certifications and re-certifications.
  • Follow up on Compliance to make sure file is complete after sending TIC and Final lease.
  • Uploading HAP Contracts and ensuring that recurring charges are in system
  • Establish community partnerships with agencies, private and governmental, which offer programs or services needed or desired by our residents
  • Prepare, or participate in the preparation of various reports required for the Senior Property Manager.
  • Meet to resolve complaints and grievances with tenants and potential tenants. Add to communication log
  • Generate and maintain work orders
  • Issue appropriate notices when needed (i.e. 7-day notices, eviction notices, returned checks, memos)
  • Complete MOR’s within 5 days of move outs.
  • Walk all move outs within 24 hours for charges.
  • Meet sheriffs for evictions.
  • Logging payment rents for your portfolio in communication logs.
  • Answer all incoming calls and or responding to all texts, emails and voicemails pertaining to your portfolio.
  • Filing all paperwork, renewals , move in’s, 3 day notices for rent, 7 day notices, etc.
  • Maintaining all of Housing Authority paperwork (60 days for renewals and RTA’s for new move ins) Making sure to get a passed inspection email from caseworkers.
  • Verifying tenant charges are posted in system.
  • Move in on ready units are to be moved in 30 day’s or less fully compliance cleared.
  • Move in on not ready units are 30 days after approval
  • Contacting tenants for short pays on rent amounts
  • Following up on delinquent tenants for your portfolio.
  • Gathering all docs for eviction.
  • Documenting in communication log for late payment arrangements.
  • Other duties as assigned by Management
